Property Description

The Parham River Ranch is a rare property composed of productive bottomland, river frontage, and very pleasing topography. The diversity of this ranch is very attractive to wildlife as well as good pasture for grazing. The North Canadian River is very scenic and offers many opportunities for fishing and recreation.

The ranch is located between Okemah and Cromwell, 2 miles south of I-40. The property is accessed from N3750 Rd.

The bottomland acreage offers mostly class 1 and 3 loamy soils. These favorable soil areas hold productive native and mostly bermuda grass. Approximately 40% of the property is open with a carrying capacity of 80 90 cows. Mature and dense hardwoods line much of the pasture and create natural barriers among some of the open areas. The topography is truly unique and boasts approximately 130 of elevation change with cool season views of the river. There are approximately 20 contiguous deeded acres across the river and some of the bottomland floods after a significant rain.

The wooded areas stay mostly undisturbed and the ranch can produce some good deer with little work. There are many options to improve the hunting as well. Many other native wildlife species can be seen or pursued including turkeys. The river provides a multitude of fishing opportunities.

This ranch has historically been unimproved. Livestock facilities are functional with good and moderate fencing around of the bottomland and 80 acres on the north. Access and interior roads are in good shape.

The North Canadian River is on the southwest and southeast corners with more than .6 miles of frontage. There are over 6 ponds and sloughs mostly around the bottomland. A large unnamed creek cuts briefly into the east boundary about midway. The ranch has other seasonal creeks and drainages as well. Okfuskee Water D2 services a residence .5 miles from the property.

There is an electric service line near the access road on the north end of the property.
