This is a great 45.14 +/- acres in Montague County, TX, located west of the county seat Montague on the paved FM 1806. Electricity is available at the road. With its pretty views, new front fence and pipe gated entrance, this would be great place to build a home or use as a a hunting-recreational property.
The land is rectangular in shape and goes back a half mile deep. Topography change is around 60 ft.; a draw runs through the middle, with higher ground by the road and in the back. The far south end has a large oak tree covered hill, with uninterrupted views for miles across the neighboring ranches. Post oak groves are also located in the front near the road and in various places throughout the pasture. Because of the tall trees along the road and thickets in the pasture, the interior of the place feels very private.
One large pond is located in the bottom of the draw. It acts as a watering hole for wildlife and could also be used for cattle or livestock. The ranch hasnt been grazed in years and has excellent stands of native grasses. For brush cover and bedding areas for wildlife, mesquite thickets and hackberry trees are abundant. Wild plums and blackberries grow in the pasture too.
This land hasnt been hunted in years, and it seems there isnt much, if any, hunting pressure around it. Whitetail deer hunting is good in this area of the county, as well as for feral hog and predators. You might even see some turkey or quail too. We recently put up a feeder and game camera to get wildlife pictures and will post when available.
Towards the front is an old concrete slab where a small house once sat. The house has burned several years ago and is no longer there. Utilities are not far from this location and with a little brush work would have a nice view across the pond. This location is private, the easiest to access from the road and closest to electricity.
A couple of other locations in the back part of the ranch would make nice building sites too, with views and privacy.
