DESCRIPTION: Elevations range from 5100 feet up to 6549 foot Cleveland Peak. Roughly half high rolling grama grass hills and shallow canyons with scattered juniper trees, about one quarter mountains and deeper canyons with juniper and mountain oak and one quarter open, gently rolling grama grass country. The ranch is adequately watered by 8 wells, lots of storage and good distribution.
GAME: The Petan Ranch has not been hunted for many years. We observed trophy elk, trophy mule deer, many trophy aoudad rams, pronghorn antelope, and blue quail.
IMPROVEMENTS: Ranch improvements are sufficient and functional. Headquarters improvements include a modest owners home, foremans home, bunkhouse, horsebarn/shop, and pipe corrals. The Cherry Canyon Camp has a good hand house, barn, and pipe shipping pens. A large set of pipe shipping pens is centrally located about a mile off the pavement.
MINERALS: Approximately 27,845 acres are State Mineral Classified. No fee minerals offered. The ranch is not leased for oil and gas, has no existing production and does not appear to have ever been explored for oil and gas.
REMARKS: I believe this to be the finest ranch this broker has seen in 40 years of selling West Texas ranches. It is a premier cattle ranch in very good condition with an abundance of game. It is priced much more competitively than anything else on the market in West Texas.
