The Myane Ranch, located in gorgeous South Texas, is a turn-key property featuring world class facilities and a rare mix of strong natural habitat, water, and wildlife. Located just two hours from San Antonio and encompassing approximately 4290 acres in Zavala and Maverick counties, the ranch lies in the coveted Golden Triangle of Texas hunting. Beginning at the end of CR 2691, the ranch provides the perfect combination of easy access and privacy. This stunning hunting paradise has a tremendous history of game management and terrific hunting and is home to indigenous whitetail deer, ferral pig, turkey, quail, predators, and many others. Many 200+ class bucks have been taken off the ranch with a fantastic herd currently being managed.
IMPROVEMENTS - The main home is a 5 bedroom, 5 bathroom impeccably designed home that is 6400 sq ft. Attached is a 3 bedroom, 3 bathroom "hotel" for main guests. The Main Hunting Lodge is 4500 sq ft with 9 bedrooms and 4 bathrooms, designed to sleep 33 guests. TV's, bars, pool table, and a commercial grade stainless steel kitchen customized for chefs easily accommodate larger groups of visitors to the ranch. Two recently renovated foreman's houses are also on the property, 875 and 700 sq ft, respectively. Just outside is a 3000 sq ft covered concrete slab pavilion, perfect for eating and entertaining in the fresh air.
A 16,950 sq ft metal barn with indoor workshop is ideal for leaving farm equipment, hunting vehicles, tools, and other needs at the property securely and safely. A walk-in cooler and professional game cleaning area are underneath the barn as well. Dog pens and another 4 stall garage, built extra tall for hunting vehicles, is at the headquarters as well.
A cedar built gun range lies near the headquarters with a covered shooting area that overlooks several target areas that vary from "pistol range" to several hundred yards! A shotgun area with skeet throwing machines are also in place, perfect for competition during the off-season!
Three cattle pens with Kingbury squeeze chutes are placed strategically throughout the ranch and the property has been cross fenced into five pastures to handle cattle when the owner decides to have them on the land. Ranch is currently under agricultural exemption on taxes.
Water - The Myane Ranch has four irrigation water wells, two domestic wells, three large solar wells, one dual purpose well, one recently renovated windmill, and one unequipped well. In other words, MASSIVE amounts of strong subsurface water!! The property also straddles both sides of Chacon Creek that traverses the middle of the ranch and can be pumped out of. 25 water troughs, 5 game troughs, and more than 20 ponds keep the property well watered and teeming with game. In the last year more than 20,000 feet of pipe has been laid (buried) to supplement extra water around the ranch. Four fields can be farmed from the 3 towable pivots that make dove hunting feel like you're in Argentina!
Wildlife - Since the early 2000's no expense has been spared to cultivate and improve the indigenous game on the ranch. Set in the famous Golden Triangle, it has an incredible hunting history and has been featured on televised hunting programs. 200+ whitetail kills are not uncommon. The property is high fenced on all sides except one which borders the historic and massive Chaparrosa Ranch (one of the largest ranches in the state), which was done for B&C purposes. The ranch has 22 deer stands and 20 protein feeders feeders, almost all new, plus corn feeders. Abundant herds of whitetail deer, turkey, feral hog, javelina, quail, varmint, predator, and more exist on the property. Property is currently at MLD Level 3. Many of the ponds have been stocked with fish as well. The improvements, cultivation, and excellent natural vegetation truly combine to make a hunting paradise!
Minerals - Currently there is no known mineral production on the ranch and is not known to be under lease. Ranch has never been under lease or had mineral production since owner bought property, to his knowledge. Owner is willing to convey all owner-owned minerals to buyer - VERY RARE!!!
