Just 14 miles northeast of Hebbronville is the Tirador Ranch, a beautifully put together diverse ranch with superb quail, deer, turkey and dove hunting combined with deep sandy soils and excellent groundwater. Much of the ranch is old growth classic south Texas brush country with the tall brush eco-systems found in the deeper soils of the area making for optimum cover for white-tailed deer. A good portion of the ranch has also been stripped to create excellent quail lanes for some of the finer quail hunting to be found in Texas. Water distribution on the ranch is excellent and two modest but very nice homes are on site and ready to move into.
Location: The Tirador Ranch is located 6 miles east of Realitos, Texas and 14 miles northeast of Hebbronville. The ranch includes 3,650 of frontage on paved highway 716 and 3,900 of frontage on County Road 266 (gravel road).
Habitat: The Tirador Ranch is located in the South Texas Plains ecoregion and is dominated by fine sandy red soils which make up approximately 65% of the property. Of the remaining, 20% of the soils are caliche exposed hills with some mixed gravel and 15% are mixed clay soils along the two major creek drainages running through the property. Over 1,500 acres in the middle of the ranch has been alternated quail strips and heavy brush creating excellent quail habitat. The northern section of the ranch is about 1,900 acres of very tall native old growth brush with old alternating stripping that was done many years ago, creating an excellent environment for white-tailed deer and could also be easily reclaimed for further quail stripping. The southern 600 acres is very heavy old growth brush that has never been disturbed by any clearing. This section includes the meandering Macho Creek which runs through the middle of the property which has bull mesquite, oaks, elms and other south Texas trees along its banks.
Wildlife: The white-tailed deer on the property are abundant. It has been managed under the MLDP Conservation Option which offers the opportunity to work with a TPWD biologists to improve habitat and benefit from a customized harvest plans and extend the hunting season. The entire ranch is low fenced with the exception of the boundary along the county road which is high fenced and deer hunting pressure has been minimal, as the management has mostly concentrated on harvesting management bucks and does. The age distribution is excellent on the property. Turkey are abundant on the ranch and it is also located in an outstanding dove hunting area with plenty of grain grown in the vicinity. Both mourning dove and white-wing dove are found on the ranch. The extensive stripping of quail lanes has provided fantastic quail hunting areas that can be hunted in quail trucks with dogs through the thick native grass pastures that have been created. This is some of the finest and most prolific quail hunting areas in south Texas.
Water: The Tirador Ranch has one small acre lake, several watering holes and excellent groundwater. There are four electric water wells and three solar wells on the property with excellent distribution to small tanks and/or water troughs. Wells average between 250-300 deep with static water at around 80 and average rates of discharge for smaller wells is 60 gpm plus. The water is from the Gulf Coast Aquifer and is excellent quality. Larger wells are capable of being made in the region for irrigation if so desired.
Improvements: There are two smaller homes on the ranch which are in excellent condition and currently used as ranch manager homes. A good road system and multiple cattle pens are on the property with good fencing. There are six pastures on the ranch for rotating cattle and one caliche pit used for improving roads on the property. Electricity is available in multiple places on the ranch.
