This property offers a variety of wildlife such as white tail deer, mule deer, blue quail, and other species of game animals. There has been little hunting on the land over the last 5 plus years. There are 2 established hunting camps on this property, with a primitive camp at the northern end and the main camp site at the southern end of the property. As this area was developed, electrical lines were put in and run across this property. There is the potential for power on the property if wanted. There is a community water well, in which a waterline was run through this land, but more investigation is needed to determine the possibility and cost of getting water to this land.
The ranch is made up of two 202 acre tracts that have survey markers and white PVC pipe to delineate the property lines and the two individual tracts of land. The northern tract is triangular-in-shape and has one of the high points on the property. Prairie Creek runs west to east across the property with a couple of smaller draws running in to it from the north. Many of the deer found on this property can be found in this wet weather creek, coming out to forage on the rest of the property at sunup and sundown. The southern 202 acres is rectangular in shape and comes back up in elevation to create a plateau. There are no perimeter fences for this property and only a short run of fencing near an old pen, that is still standing. No minerals are owned by the seller. This land is under an agricultural exemption and there are cattle that graze this property.
