This 337 +/- acre ranch is located just a few miles south of Quanah in Hardeman County, TX. It has road frontage on both its east (paved) and west (dirt) sides, electricity and community water line meters in place, two water wells and excellent fencing. Suitable for cattle and hunting, it is a diverse piece of property.
The property has steel t-post perimeter fencing, with pipe corners and gates. One cross fence divides the property down the middle for rotational grazing. All of the older cross fences were dozed and removed by the owner years ago. Each pasture has a water tank in it, which is kept full by well water on a solar-powered pump. Traps are fenced around the tanks. Slight draws run across both pastures as well, providing locations where additional tanks could be built. The west pasture has a set of pipe working pens by the road, complete with sorting pens and a loafing shed. The property would work well for a yearling operation during the growing season, or could be used to develop a cow-calf herd.
The ranch has good buffalo turf with other native grasses. Parts of it were sprayed in recent years to knock back the mesquites, while other parts were left alone to encourage wildlife. A few sections of the ranch are native country; the bulk of the acreage was farmed decades ago before it returned to grassland. Most of the soils are class 2 Hollister and Tillman clay loam and provide opportunities to cultivate wheat or oats; some of the neighboring farms use similar soil types to grow cotton.
Hunting is here for whitetail deer and feral hog in the pastures, and dove hunting around the water tanks. You may run across a quail covey or two. The current owner doesn't hunt the property so it can be set up virtually any way you wanted. There is not much hunting pressure around the property, and I have personally seen a very large buck on the property to the north.
Taxes are ag exempt and are only a few hundred dollars per year.
No minerals convey with this sale. There is not any active oil or gas production on the property and very little nearby.
