This scenic ranch is located along the southern edge of the Balcones Escarpment, a giant geologic upheaval, which created the beautiful Nueces Canyon Hill Country. This is the first time the ranch has been offered for sale since 1998. There are no restrictive covenants burdening the ranch.
Neighboring ranches are both larger and similarly sized, with one smaller residential tract neighbor on the highway, and these neighbors have been in the same ownership for years. Electric power serves the front of the ranch at the highway. The ranch entrance road from Highway 55 to the back of the ranch provides 4-wheel drive and 2-wheel drive access to most of the ranch for hunting and other recreational activities. A verbal cattle grazing lease can be terminated at closing.
Wildlife species which frequent the ranch include Whitetail deer, Rio Grande turkey, feral hogs, and other smaller species including raccoon, grey fox, bobcat, and cottontail rabbits. Exotics include: Aoudad, Axis and the occasional Siki. From the mountain tops down to the meadows, there are several prime locations for deer feeders and blinds. A variety of tree cover and vegetation offer good wildlife habitat. Tree/brush species include Live oak, cedar, Lacey oak, Spanish oak, mountain laurel, green condalia, algerito, and persimmon. Grass species include little bluestem, texas winter grass, 3 awn species, red grama, texas grama, silver bluestem, sideoats grama, curly mesquite, buffalograss, hairy grama, hairy tridens.
The terrain varies from the steep mountain slopes on the east side of the ranch to huge gently rolling meadows on both the south and the west side of the ranch. These large meadows are populated with giant live oaks and other native trees, brushes and grasses. From the mountain tops one can see miles of spectacular Hill Country views. The location of the ranch and the variation of terrain make the Bryan Ranch an ideal retirement or get-a way-place.
The owners will reserve all of the minerals owned and one-half of the commercial water rights from the sale of the ranch.
There is a newer, small metal storage building, with a concrete foundation, near the ranch entrance with an electrical power supply. The boundaries are fenced sufficient to hold cattle with most fences in fair to good condition and the only deer-proof fencing being on the east side of the ranch. Six deer blinds and five game feeders sell with the ranch.
