Very private, unique acreage, located north of Decatur in Cooke County, TX! Approximately a 30 minute drive to either Decatur or Gainesville, or 40 minutes to Denton, it is quickly accessed by any of these cities. The property boasts a beautiful small lake, thick woods, a creek and even a small waterfall.
Located at the dead end of County Rd 334, you go through the Leo community to get to the property (see attached map). In addition to the county road, the land also has access on its west side via a 30 access easement. The lake is at the front of the property, with the woods and creek in the back. The perimeter is partially fenced on its north and east sides. Electricity is available along the north border at the county road and down the west side of the property where the access easement runs.
The lake is the result of an old limestone gravel pit, which, when abandoned approximately seven years ago, filled up by the artesian springs that had been unearthed during the excavation. It is not known exactly how deep the lake is, but it seems to have good depth. A small ramp provides an easy location to back a Sea-Doo or small boat into the lake. It probably doesnt have any large fish to speak of, but would be prime to stock and develop into an amazing private fishing lake! A smaller pond is next to the lake.
In the middle of the property is a four acre tall bluestem pasture. On the south end are eight acres of dense hardwood trees, including white oak, live oak, elm and cedar. This area is in a deep ravine, with the land descending dramatically 70 down to the creek below. Just before the drop on the west side, a small creek forms from a spring there that runs over a 30+ bluff ridge, making a small waterfall. This creek then runs through the middle of the ravine until combining with Dixon Creek at the propertys edge. The land has 168.7 of frontage on Dixon Creek in its southeast corner. Across Dixon Creek is the Dixon Creek Water Foundations property, a 2,000 acre conservation grazing ranch and low fence wildlife preserve.
For hunting, you will have whitetail deer and feral hog. The land had a 1-d-1 wildlife tax exemption in place in 2021 and should have no problem qualifying again for 2022. A wildlife consultant has reviewed this property and would continue to help a new owner develop the lake and property for wildlife management, if desired. The 2021 property taxes were less than $50 with this wildlife tax exemption in place.
Prior deed restrictions filed of record state: No manufactured houses or trailers will be allowed on the property, only site built homes.
Mineral rights have been reserved by a prior owner, so none will transfer to Buyer. No active oil wells are on the property. The land is subject to an existing mineral lease that covers the subject property plus the adjoining 270 acres.
