Property Description

We are excited to offer a large productive farm in Roosevelt County, just nine miles east of Portales. Z-7 Farms is a combination of seven irrigated circles and native grassland. There are many improvements to allow a new owner to easily get their operation started.

The farm is located three and one-half miles north of Arch, NM or nine miles east of Portales. The farm can be accessed mostly by Roosevelt Rd. 6. The farm is just five miles west of the state line on the southern side of the Sandhills.

There are seven circles that have been levelled and are very flat. Water is provided by 26 electric irrigation wells, comprised of mostly subs with two electric vertical hollow-shaft pumps. There are also two other domestic wells, and a solar livestock well.

Productive soils have had a history of producing cotton, corn, sorghum, wheat, peanuts, alfalfa, and potatoes. The soil on the irrigated ground is predominantly Spantara Fine Sand, with the other soils on the property being Amarillo Loamy Fine Sand or Nutivoli-Spantara Fine Sand, with a small amount of Gomez Loamy Fine Sand.


Seven circles, all on 60 centers, five being newer Valley sprinklers, and two are older Lockwoods, irrigate 891 +/- Acres. All of the sprinklers are in great shape with good drops and nozzles and Valley computerized panels. Sprinkler packages range from 550-300 GPM with wells dedicated to each pivot. Water is tied together on adjacent sprinklers with underground valves to isolate each circle, therefore water could be combined and pushed to a circle of your choosing. Kill wires are ran to each well and four of the sprinklers have AgSense monitors. There are 1,718.83 acres of water rights with this farm, offering room for additional development. Water is also relatively shallow with the deepest well being 205 deep.


There are numerous improvements to this farm. There is a 50 x 60 enclosed shop with a concrete floor, a 30 x 150 equipment shed with mostly dirt floor, and a 60 x 180 hay barn. There is a tremendous amount of covered space to get equipment or commodities out of the weather. There is a small trailer house and a domestic well serving the house, shop, and corrals. There is a South Plains Precision Ag RTK tower on the property. There is 23,000 gallons of fuel storage on the farm.

Cattle improvements include a small set of corrals east of circle #5. There are several stock tanks scattered across the property, and a dirt tank with a solar well in place of an old windmill. The windmill is still here but is not in operation. There are approximately eleven and one-half miles of good permanent barbed-wire fencing.

State Lease:

There are a total of 1,040 acres deeded, and 1,560 acres of State Lease. The State Lease covers 1038 acres of grassland and 522 acres of irrigated land. The next renewal is September 30, 2025. A good number of improvements have been recorded on the leased ground. Annual rent of all State Lease ground is $7,890.54.

Z-7 Farms is an incoming producing property located close to dairies and feedyards offering a market for feedstuffs. The soil is also conducive to specialty crops such as alfalfa, peanuts, or potatoes. The mix of grassland offers opportunities for the cattle producer also. This farm has a tremendous amount of depreciable assets.
