There are over 35 deer pens of various sizes along with a deer and exotics handling facility. Seven water wells and four ponds supply water to the ranchs improvements and wildlife. There is one solar well and six electric wells; two of which were recently drilled and have been cased and capped for future use. One of the electric wells would be able to tap into the Trinity-Edwards formation with the addition of a bigger pump. In addition, there are two water troughs that supply water from the neighbors wells under a water sharing agreement. All of the water rights are owned on the ranch.

Longneck Ranch has no shortage of legends attached to its name. An abundance of scattered prehistoric arrow points and several Indian Mounds that have never been disturbed, give credibility to the claims. The Legend of the Cave holds that there is a grave of an Indian Chief suspended on a burial rack of a cave on the property. He was rumored to have been found 30 years ago by an old surveyor who was walking the ranch. He discovered the cave, climbed in and saw the Indian on the burial rack, and departed the site without disturbing the grave. That surveyor swore to the discovery but died soon afterwards, perhaps because he entered the grave site. Both the history and mystery will convey with the sale of this unique ranch.
