Property Description

Take a look at this 202 acre West Texas hunting property! This property offers a variety of wildlife such as white tail deer, mule deer, and blue quail to name a few and other game species are present. There has been little hunting on the land over the last 7 years and very light hunting pressure from the surrounding properties.

 

The improvements have been added to the land and it has been left in a very natural state. There is a primitive hunting camp setup near the northern end of the property and just off the county road that runs the western property line. As this area was developed, electrical lines were put in and run across this property. There is the potential for power on the property if wanted. When this area was subdivided, waterlines were run to various properties. One of the original lines passes through these 202 acres but more investigation is needed to determine the possibility and cost of getting water to this land.

 

The 202 acres have survey pins at the corners and white PVC pipe sticking up in certain spots to help delineate the property lines. This tract of land is triangular-in-shape, with the high point of the property at the northern end or top point of the triangle. Prairie Creek is a dry creek that runs west to east through the property with a couple of smaller draws that drain into it at staggered intervals as you move across the property. Many of the deer can be found in this part of the property and come out to forage on the rest of the property. The soil is a mix of sand and rock with typical West Texas vegetation of sage, mesquite, and other native species of plants.

 

There are no perimeter fences for this property and only a short run of fencing near an old pen, that is still standing. No minerals are owned by the seller. This land is under an agricultural exemption and there are cattle that graze this property.
