This 20 +/- acre tract has pasture land in the front and heavy woods in the back, and is full of 40 ft tall oaks and elm trees. Located in SW Cooke County, it is a 30 minute drive to either Gainesville or Decatur, and approximately 40 minutes to Denton. The land has frontage on the county maintained CR 334 on its north side, and electricity is available at the road.
Dixon Creek forms the south border. Lined with limestone rocks, this creek is absolutely beautiful when it flows and can be heard running through the rocks from the tree line at the woods above. In the summer of 2020, it flowed most of the time after the spring rains, finally slowing up in late July & August down to standing pools of water. With the fall rains arriving this year, it has started moving again. Dixon Creek receives runoff from miles of pastures upstream and naturally moves so much water it had a government reservoir dam built on it in the 1960s to control its flow for flood purposes around the town of Leo. This dam is located just downstream from this 20 acre tract. This property has over 500 ft of frontage along Dixon Creek.
The land has some 80 ft of elevation change across it, from the county road to the creek. A half acre clearing is located in the middle of the woods that would be perfect for a wildlife staging area or to put a weekend cabin. The county road ends just 0.2 miles west of this tract, so you don't have any through traffic. The property has one main road through the woods the cuts diagonally across it, all the way to the creek bank.
You will have hunting here for whitetail deer and feral hog. A 1,900 conservation ranch across the creek ensures that there is minimal hunting and no developments near you.
