This 160 +/- acres is located south of Vernon at the corner of the paved FM 2585 and the county maintained CR 97 S. It is just one mile from the historic 510,000 acre Waggoner Ranch, in an area known for large numbers of deer and trophy bucks.
The land is all in grass, with the north half being improved and the south half in native pasture. The south half has some thick mesquites and good wildlife habitat. It has a lot of game trails running through it, and this is the area from where the posted game camera pictures came too. Whitetails and feral hog will be both be found here, with the potential of shooting a really nice trophy (170"+ bucks have been harvested within a mile of this property.) A 20 +/- acre red-scald ravine runs through this area too, that would be good for predator calling from its ridge or target shooting.
The north half of the land is tall CRP grasses, with some re-emerging brush. A nice pond is located on the far north end that would be good for dove hunting. A second, smaller pond that was originally probably a retaining pond for the oil field is on the far east side in the scald ravine.
This property has active oil field production on it, and no mineral rights will convey with the sale. Six pump jacks are going, and there are three sets of tank batteries in place too. All of the oil production is on the south half of the ranch. The property also has a few junk piles on it that need to be buried (see pictures).
The ranch shares a fence with the neighbor on its east side. The other three sides are not fenced. It has access to electricity on the south end.
