Wildlife:
The Double J Ranch is home to some of the best quality white-tailed deer in the state. Through sound wildlife and habitat management, supplemented with superior, introduced, primarily typical genetics, trophy white-tailed bucks are harvested annually. Additionally, the ranch is home to turkey, bobwhite quail, dove, javelina, feral hogs, coyotes, bobcats, and an abundance of non-game species. As mentioned, the ranch has been under intensive wildlife management for over 20 years and under level 3 MLDP. Past survey and harvest data, as well as pictures are available upon request

Terrain:
The habitat of the ranch is outstanding with an excellent diversity of native south Texas brush including mesquite, guajillo, blackbrush, coma, brazil, guayacan, granjeno, persimmon, twisted acacia, and prickly pear. The topography of the ranch is relatively flat to slightly undulating with dominant soil types of Duval and Poteet fine sandy loam mixed with some Tiocano clay. This red sandy loam provides excellent forage growth of native grasses and forbs, highly desired for bobwhite quail and doves. Habitat management includes shredding, discing, food plots, and water distribution.

Improvements:
There is a 4 Br/4 Bath, Adobe style lodge built under a large 60 x 124 metal pole barn which allows for covered parking and equipment. The lodge is built for entertaining with separate guest rooms, large living/entertaining area, kitchen, laundry room, and storage area. The fourth bedroom is located on the second floor and can be used for guides, cooks, or groups. Satellite TV and Wi-Fi is available if you dont want to sit outside by the covered firepit. A game cleaning station and walk-in cooler is situated adjacent to the lodge and under the cover as well. All furnishing within the lodge is included. Water:

There is also a very deep Carrizo well that is being used by a water service company that will be relinquished to the owner upon conclusion of its purpose.

Minerals:
There is some oil production along the ranches' outer boundary. A water Frac tank is located within the boundaries of the ranch with future income possibilities for the new owner. No minerals are available with sale of property. Surface rights are negotiable.
