Property Description

A prime location ranch ready for an upscale mountain home or a small development of secluded and exclusive executive retreats. The 130-acre Mira Loma Ranch is located directly across US Highway 70 from the Ruidoso Downs Race Track. The map shows the location, very approximate boundaries, and some features. It is about 10 minutes from downtown Ruidoso and yet embodies what New Mexico rural mountain life can be. Abounding in peace and quiet, but close to outdoor recreation, skiing, horse racing, and the culture of Southern New Mexico, Ruidoso, and the Sacramento Mountains.

The ranch consists of 7 sub-divided adjacent parcels on the plat. Two of the parcels are split on the tax records, making a total of 9 county property tax records. There are several recorded domestic/livestock wells on the property that will likely need repairs as none have been used for many years. Irrigation water is provided to the ranch via a pipeline from the Juanito Spring located south of the property in the National Forest. These adjudicated senior irrigation water rights consist of a diversion right of 27.52 acre feet. There is a pond near the center of the property as well that is fed from the Juanito Spring for intermediate water storage. The senior irrigation water rights are to be sold in a separate transaction, but with the property. Contact Broker for Water Rights information.

The ranch includes an old two story house that is not considered to add value and is not warranted by the owners. The house does appear to have potential, but its condition is unknown. The property is partially fenced and is accessed on the north side near US Highway 70 by 2 gates. Directly adjacent on the south and southeast property boundary is the Lincoln National Forest with its
abundant recreational opportunities for hiking, horseback riding, and hunting. This very quiet and peaceful ranch is mostly forested with pinon pine, ponderosa pine, and juniper trees interspersed with small meadows. The west side of the property includes an intermittent stream that may run in wet years.

Wildlife in the area include deer, elk, black bear, coyote, javelina, mountain lion, and other species.

Access is very close off of US Highway 70. Utilities are located near the northern boundary and electric runs through the property. The ranch is zoned R1 Residential on County Zoning Map. Buyers should check with the county for exact zoning boundaries, regulations, and process for changes. Map boundaries are approximate and for illustration only. Plat is attached and is accurate as of recording on August 20th, 2007. The canyon area is considered a flood zone but is not on the FEMA Flood Insurance map.

The potential for an exclusive private ranch development is inherent. Seclusion, privacy, quiet, yet proximity to the attractions of the Ruidoso area make this ranch a great candidate for a high-end developer or someone desiring an exclusive property near the Ruidoso Downs track
