Directly adjacent on the south and southeast property boundary is the Lincoln National Forest with its
abundant recreational opportunities for hiking, horseback riding, and hunting. This very quiet and peaceful ranch is mostly forested with pinon pine, ponderosa pine, and juniper trees interspersed with small meadows. The west side of the property includes an intermittent stream that may run in wet years.

Access is very close off of US Highway 70. Utilities are located near the northern boundary and electric runs through the property. The ranch is zoned R1 Residential on County Zoning Map.
