Property Description

Cool Acres is a beautiful property just 20 minutes west of the Grand Parkway and 10 minutes south of Simonton. This 130 acres has almost a mile of the Brazos River and has one pond. The land rolls along the river with big hardwoods and amazing views of the Brazos and also has big acreage with improved pastures for cattle, farming, or hunting. Other areas of the ranch have been left natural to provide shelter, cover and sanctuary for the wildlife. This property is a wonderful mix of grasslands and huge oaks. There is great potential to create more bird habitat for dove around the water. The propertys proximity to Houston makes it a great entertainment compound for a big family, corporate gatherings or summer camp. None of the improved property has ever flooded as the bluff sits 115 feet above the Brazos River.
This iconic ranch owned and developed by famous heart surgeon Dr. Denton Cooley as a country escape for himself and his family.
Beginning in the 1958 Dr. Cooley bought 170 acres near Simonton. The ranch grew in acreage as he acquired neighboring land. There is also 130 adjoining acres available with multiple houses, pool and tennis courts that sit high on a bluff along the Brazos.

Location:

The ranch is located south of Simonton, Texas. Just 20 minutes west of Highway 99. Take 1489 south from Simonton, cross the Brazos and the first left is Johnson Rd. Take Johnson Rd. east for 1 mile until it dead ends into Aylor Road. Turn left and Aylor Road ends at the entrance of Cool Acres Ranch .

Habitat:

This Brazos River property is unique because it sits high above the river and has views looking east and west with huge live oaks and cypress trees and some rolling terrain along the river bank. The sandy loam soil makes it easy for wildlife and cows and much of the southern property is excellent farmland most recently used for cattle. Water is a major attraction to this ranch, which includes 1000 feet of Brazos River frontage, and several nicely stocked ponds.
