Nursery Road Ranch is a diverse ranch with excellent native prairie grasses on rolling terrain with motts of mature live oaks and areas of heavier oak coverage. The layout creates a great ranch for hunting deer, dove, and quail as well as the grass coverage to create a great cattle ranch. With over a mile and a half of paved road frontage, and proximity to Victoria, the ranch is also an excellent investment property for future growth.
The property lies eight miles north of Victoria on Nursery Road. It has over a mile and a half of paved road frontage.
TOPOGRAPHY, RANGELAND & HABITAT
The property is a mixture of excellent native grassland prairies with motts of oaks and some areas of heavier oak coverage. With rolling hills and over 50 of relief on the property, it drains well for this area.
The Nursery Road Ranch is a rare example of one of the last remaining portions of a tall-grass prairie left on the Texas gulf coast. The undulating property creates an excellent biological diversity of native grasses and forbs that sustains excellent habitat for native wildlife species and cattle. Soils are primarily sandy loams with some more gravelly outcrops on the top of the hills.
Interspersed among the native grasses are large motts of live oaks that are mature, large trees that create fantastic canopies and cover for wildlife. Portions of the property are also covered in heavier stands of oaks and create a more substantial wildlife cover that attracts large numbers of deer, turkey and other game.
The mixed pastures provide ideal terrain to hold a mix of white-tailed deer, turkey, quail, dove, and hogs. Deer are abundant and found both in the more open prairies and thicker wooded areas. Turkey are also very common here with plenty of oaks for roosting areas. Native grasses and forbs along with plenty of acorns provide excellent food resources for these animals.
This area of Victoria County is also known for having a significant population of sustained bob-white quail. The native prairies here have created an environment that still allows for huntable numbers of quail, which have disappeared from so many other areas in the northern gulf coast prairies.
While this ranch does not have any significant surface water, it is in an area where wetland units could easily be created on the property. This area is excellent for waterfowl when the right habitat is created, and this ranch would offer excellent opportunities to create some great duck hunting.
There is an area where several older barns exist and is currently used as a hunting camp, providing a water well and electricity. The perimeter fence is in good condition and there is one bull trap on the eastern fence line. Several good roads cross the property and electricity is located through the middle of the ranch.
There are several smaller ponds on the ranch and several nice creeks that run through the property. A small portion of Garcitas creek also passes through a corner of the property. The clay that underlies the sandy loam soils does allow for substantial surface water improvements to be created here, such as lakes, ponds, and wetland units.
There are three current water wells on the property and this area is known for its great groundwater, and 100 gpm is easily obtained by going down to less than 200, while larger volume wells in the area can be drilled to produce more than 400 gpm by going down deeper. The Guadalupe Blanco River Authority is the local water district here.
Electricity is found throughout the ranch.
