40 acres in McCulloch County, Texas

Posted on: October 30th, 2019 by Mike Barbour

Fabulous Austin Stone home located just outside of Brady, Texas. This home, along with a one bedroom guest house, has 40 acres, a pond, and a horse barn. This is not your average country home, but rather a large (over 2500 sq. ft.) beautifully landscaped home with extraordinary views.
This home was built in 2006. It is a 4BR, 2.5BA home with a two car (oversized) garage. It has extra storage space in the garage as well as floored attic space. A beautiful fireplace in the great room draws your attention which then leads you to the awesome view visible through the double pane windows on either side of the fireplace. There is a small breakfast nook off the kitchen as well as a formal dining room. The kitchen is very nicely designed with all the necessities and then some. Appliances will convey.
The bedrooms are split design with two on each side of the house. Currently, one bedroom is being used as an office. The master bedroom is roomy enough for exercise equipment, office space, or a lounge chair if you would prefer. The master bath has a separate bath, shower, double vanity and private commode area. The remaining bedrooms have a jack and jill bath between them. Each room has a large closet and ceiling fans.
In 2013, a one bedroom, one bath guest home was built on the property. It has a magnificent great room with fireplace. It does not have a formal kitchen, but there is a large bar area with sink. It has an ice machine, a wine cooler, a dishwasher and microwave. The bedroom has a huge walk-in closet while the bath has a walk in shower. There is also a two car garage with this home. Any guest would enjoy these private accommodations. Large outdoor patios behind the main house as well as by the guest house leave plenty of space for entertaining.
A 30 x 40 barn has three stalls and a tack room. There is one stock tank on the property. The terrain is mostly cleared with scattered Oaks and Mesquite. The entire home is surrounded by pipe and net wire fencing.

Small Coastal Farm – great building site!

Posted on: October 24th, 2019 by Byars Beau

This 15.5 +/- acres is located on the east side of Highway 183, just south of the city of Vernon (not in the city limits). The soils are class 3e Springer loamy fine sand, currently in established coastal pasture. The current owner is using the pasture to grow hay.

The whole perimeter is fenced, with three sides having barbed wire and along the road, pipe. A pipe gated entrance allows access from the highway. Three phase electricity is located along the road, and two phase electricity down the whole north border. The neighbors all have water wells for stock water, so it is probable that you could get ground water too.

While the pasture itself doesn’t have any trees in it, the north border has a row of tall trees along one side it. Surrounding properties have wooded pastures and are neatly kept. No known deed restrictions manufactured houses, trailers and barndomium homes are all welcome! This property would be an excellent place as a home site, hobby farm or commercial development like an RV park.

2018 property taxes were $127.66, with an agricultural tax exemption in place.

LIST PRICE: $6,500/acre | $100,750 total
