Location: The ranch is located a few miles south of Floresville off of CR 223 and only about a forty-five minute drive from San Antonio.
Habitat: The San Antonio River Ranch is a diverse property with about 21% being open pasture (a portion being tillable); with the majority being heavily wooded river bottom with majestic Live Oaks and, as you move up from the bottoms, mesquite dominated rangelands.
There are also 3 significant drainages and several more minor drainages in the interior of the property offering further riparian habitat and diversity. The topographical changes on the ranch offer some 100 of relief from the uplands down to the river.
The ranch has great wildlife populations offering hunting and other enjoyment opportunities for white-tailed deer, turkey, feral hogs, javelina, dove, waterfowl, a few quail and varmints. Songbirds are present as well as other non-game species. The current owners have been concentrating on improving the native population of deer through a year round protein feeding program and selective harvest.
From a fisheries perspective, the San Antonio River offers fishing opportunities and the larger lake is known to offer quality bass fishing.
The ranch has modest but very usable improvements including a 3BR/2BA very clean mobile home with custom built covered porch, all well maintained. There are also a covered picnic area and an open to the night sky firepit.
Also nearby are a barn used as a shop and for vehicle/equipment storage, a game cleaning area, livestock pens and a feed storage container.
The property is cross-fenced into several pastures for rotational cattle grazing.
There is a good road system throughout the ranch and the perimeter and interior fences are in fair to good shape.
Water: There are approximately 3.25 miles of San Antonio River frontage on the east side of the river.
There are three major creek drainages on the property that feed into the river. There are also several other smaller drainages on the ranch.
Two lakes (one is ~7 acres and the other ~1 acre) have been constructed on two of the major drainages. The two lakes also have supplementation water lines from the wells in order to provide year round water for livestock, wildlife and fisheries. In addition, there are several smaller tanks.
There are two water wells on the ranch, one solar and one with normal submersible. While the property lies over the Carrizo Wilcox aquifer, it is our understanding that these two wells are in a shallower formation.
City water is available as well, but not in use at present time.
Electricity: Electricity is found on the ranch at headquarters area.
Minerals: The Sellers own a portion of the minerals and executive rights and are willing to negotiate those items separately. There is no mineral production or lease currently on the property.
Other: There is a transmission line that traverses the property just inside the southeasterly boundary. Its perimeter location minimizes any impact on use of the property, in our opinion.
Portions of the property are in the FEMA Floodplain.
Property is currently under 1-d-1 Ag valuation for Ad Valorem taxes, where applicable.
History: The San Antonio River Ranch was once part of extensive holdings of Luis Antonio Menchaca and part of his San Francisco Ranch dating back to the 1700s in the area referred to as El Rincon, the rich grazing area between the San Antonio River and Cibolo Creek.
