Property Description

Description. Rocky 5 is a gently undulating tract with high ground on the NE sloping to a large drainage on the SW (see topo map provided). Soils consist of Comitas, Dilley and Duval loamy fine sands with perhaps 10% heavier soils in the bottoms. Old irrigated farmland, this tract has been managed to permit regrowth in specific areas while native growth has been opened up mechanically. There are several large mesquite and Live oak trees on the property, but for the most part it is lightly wooded.

Improvements. There is a small, basic cabin on the ranch used by the owner for noon time breaks from hunting. There is also a small high-fenced enclosure in the western part of the ranch, used as a food plot to attract dove.

Water. This ranch is uniquely watered with an extensive system of 3-inch and 2-inch poly pipe serviced by an electric Carrizo well. The poly lines run to all four stocktanks as well as an array of sprinklers, effectively drought-proofing the entire ranch. In addition to the Carrizo well, there is another smaller electric well that serves the cabin. The 30 hp pump in the Carrizo well was replaced on or about 4-1-18.

History. Managed for many years for dove and quail, this ranch, with deep sandy soils responds well to cool season discing, producing ragweed, croton and native sunflower. The four ponds attract and hold waterfowl, turkey are seen often, and there are a few Whitetail deer harvested each year.

Minerals/Easements. It is believed Seller owns one-half of the mineral estate, but actual ownership must be determined by a mineral search. There is a current lease on the ranch, held by a well on an adjoining property. Approximately 100 acres of the total are separated from the main body of the ranch by a driveway to a neighboring tract. A waterline purportedly runs from the Carrizo well to this tract under the driveway. There is a utility easement to the Carrizo well.

PRICE/MINERALS. This ranch is offered surface-only at $3,500 per acre. Seller will provide a new title policy.
