Location. This scenic and well watered ranch is in the good ranch country of southern Coleman County. It is about 30 miles from Brownwood and about 2.5 hours from Ft. Worth or Austin.
Terrain. The north part of the ranch has nice long views of ridges and well wooded draws. The south end is rolling with live oak trees, mesquite and cedar in areas. Along the creek there are large elms and pecan trees. It has some acreage in bird hunting areas as well.
Improvements. A comfortable hunting cabin on the ranch overlooks a beautiful stock pond. It is nestled in some shady oaks, and it just looks like a hunting cabin should look. It has a log exterior with a lot of wood inside as well, including a wood ceiling in the living area.
Water. Water is one of the best assets on this place. The view out the back porch of the cabin is over a pretty stock tank (pond), that did not go dry in the record-setting drought in 2011. It also has frontage on a creek that has year- round water holes. There are multiple opportunities for fishing, canoeing, hunting, or just viewing the refreshing scenery.
Wildlife. Abundant wildlife include whitetail deer, dove, turkey and quail, plus various varmints. The owners have seen Axis deer and aoudads on the place as well.
Minerals. A significant amount of mineral ownership will be included with the sale of the surface.
Price. $1885 per acre.
Comments. A reasonable price for a ranch with varied terrain, good water resources and a quiet location. Come out and take a look.
