Clay County Grazing Land

This 97 +/- acres is all pasture grass, with perimeter and cross fencing. It has road frontage along the paved FM 1197, and is just five miles north of Henrietta. Electricity is available at the road, making this a nice homesite too!

This tract is roughly a mile long and .15 miles wide. Two ponds provide adequate water for livestock. The one in the back is large, with approximately 1.8 surface acres of water. This pond is located on a really nice draw and would be good for stocking with fish too. The other pond is located near the road in a trap and is approximately 0.5 acres in size.

The land is cross fenced into four small pastures. One of the pastures near the front is 16.7 acres and was once planted in wheat for grazing, but is now all in grass. It could be broken back out, if you wanted to plant a crop something for winter grazing. The cross fencing on the property is in fair condition. The north and east sides (aka, road frontage) are in near new condition; the other two sides are older fences but will hold livestock as is. The current owner is running the whole 97 acres has one pasture by leaving all the interior gates open.
