Property Description

Briscoe Mountain Ranch is one of the finest whitetail hunting properties in Llano county. It encompasses 940.5 beautifully diverse acres ranging from rugged granite peaks to lush oak covered pastures. The entire ranch is high fenced and loaded with some of the biggest, prettiest whitetail one could ask for. There are numerous hunting setups centered around well established food plots strategically placed throughout the ranch. The property is well watered with three ponds and four water troughs for the wildlife in addition to corn and protein feeders. Numerous high end whitetail have been released on the ranch over the last several years, and the results are impressive. Very few ranches in Llano can boast the quality of whitetail found on Briscoe Mountain Ranch. The ranch also offers a barndominium style lodge, foremans house, game cleaning facility, swimming pool, party barn, guest apartment, large shop, deer pens, and a handling facility. The owner has spent a great deal of time and effort creating a turn-key operation that is set up right and ready to be enjoyed.

Wildlife: Briscoe Mountain has been cultivated specifically for superior whitetail deer hunting and habitat. There are no exotics on the ranch. More importantly, there are no hogs on the ranch which is extremely rare for the area. The hogs were successfully removed years ago and have not been seen since.

Improvements: The main hunting lodge is a 4 bedroom, 4 bath barndominium that offers approximately 2460 of living space. The master is located upstairs in addition to three guest rooms that each have their own full bath. The kitchen is equipped with custom cabinets and stainless appliances. Adjoining the living quarters is a large shop that is approximately 2880. There is a 20 overhang off two sides of the building ideal for storing tractors and equipment close by. Outside the lodge is the swimming pool which is highly used during the summer months. The party barn was built for entertaining and includes a custom bar, pool table, shuffleboard, full bath, etc. A one bedroom, one bath guest apartment sits near the pool. A free standing game cleaning facility makes things much easier for the hunters. There is also a one bedroom, one bath foremans home next to the deer handling facility that includes a kitchenette. There are 13 individual breeding pens used to enhance the whitetail genetics on the ranch.

Water: There are three wells on the property that supply adequate water to the lodge and other facilities. The wells are believed to be between 3-6 gpm which is typical for the area. The owner has also installed a top of the line rain water collection system with a 58,000 gallon storage tank. The water goes through three filters (carbon, sediment, ultra violet) and according to him is such good quality that he now uses only rainwater and has the wells for backup if ever needed. There is also a windmill with a 3000 gallon trough and additional solar pump towards the back of the ranch to provide water to nearby livestock troughs.

Location: Briscoe Mountain Ranch is located about 20 miles northwest of Llano. Some of the best BBQ in Texas is only a short drive away. The ranch is accessed off of CR 409 which borders the northern portion of the property. It is about 9 miles north of the Castell General Store.

Minerals: The owners are believed to own 100% of the minerals which would convey with an acceptable offer.

Price: $5,975,000 (~ $6,353 / acre).
