IMPROVEMENTS: In additional to a metal airplane hangar, improvements include a nicely finished 30 X 60, 2BR/2B residence with a large open dining room and kitchen area. Storage includes a 12 x 12 walk-in closet. For added privacy and efficiency, the residence is incorporated into the hangar, shop and storage area. A covered walk way connects the residence to a 20X30 bunk house that will accommodate an additional 10 to 12 guests. A small foreman's living quarters and walk-in cooler are conveniently located across the driveway. A telephone landline and all electrical power service is available at the headquarters, along with a 4000 grass airstrip nearby.

WATER: Three water wells and two ponds supply plenty of water for game and reserve water. All wells are equipped with submersible pumps, but only one currently in use. The larger pond is stocked with fish. The water wells range from 110 to 700-800 deep. The runway and three food plots can be irrigated.

HUNTING: There are fifteen deer feeders and fifteen high quality, homemade hunting blinds placed in key hunting areas. These blinds and feeders will convey for an additional price to be negotiated. The owner said it is not unusual to see 30 to 100 deer at the feeders. There is also a good population of quail and wild turkey.

TOPOGRAPHY: The ranch is typical South Texas flat to very gently rolling topography accentuated by the occasional rise topped with larger trees and washes lined by South Texas brush.

FENCES: The ranchs perimeter fences are all in good condition except the east side which needs some maintenance to reliably contain cattle. One set of wire livestock pens needs some repairs to work cattle. Internal cross-fences create four pastures, each comprising about one-fourth of the ranch. Only the north perimeter fence is deer-proof.

TAXES: Property taxes are based on wildlife valuation of about $1.88 per acre of unimproved land.

MINERALS: No minerals convey and there is no oil or gas production on the property and no oil or gas lease in effect on the ranch.
