Water is piped to two ponds. The ponds hold enough water for livestock and wild game animals.

ATV and pickup roads make most of the ranch easily accessible by a network of ranch roads. Hunting blinds and deer feed pens are located in good hunting areas. The ranch sells turn-key including huntng blinds and game feeders. Whitetail deer, wild hogs, Rio Grande turkey and axis deer are the primary game animals seen on the ranch. Aoudad, Sika deer and elk pass through the area. There is no commercial hunting lease on the property. Hunting is limited to family and an occasional friend.

The ranch lies along the west side of CR 310.

Cutting Pen Draw dissects the ranch from east to west. There are pretty limestone bluffs along the north side of the draw. The south side of the draw has meadows with boot high grass and tall elm trees. The terrain is low rolling hills covered with pionion pine, live oak tree, elm trees, walnut trees along the draw, scattered cedar, persimmon, and mountain laurel scattered through the ranch.

Many geologists believe during the Miocene period ten to twenty million years ago, there was a giant geologic upheaval which pushed the Edwards Plateau about two thousand feet above the Texas Hill Country, and this gigantic fault formed the Balcones Escarpment. This ranch lies along the northern edge of the Balcones Escarpment where the land begins to break off into the Hill Country. This area is well known for good hunting for a variety of game animals. The area is scenic country.

There is a livetstock grazing lease that can be terminated with a forty five day notice. There is very little traffic on CR 310.

Pedernales Electric Coop provides electricity. Electric line is nearby. Southwest Texas Telephone furnishes telephone service.

The owners will furnish a current survey and and Owner's Policy of Title Insurance at closing.

Taxes are based on 1-d-1 agricultural valuation.
