Property Description

An old homestead was built on this Ranch over 100 years ago. The previous owners father was born on site. The homestead consists of functional cellar which could be used for storage, a wine cellar, or storm shelter. All that the cellar needs to be useable is a functional door. Although uninhabitable, the interior lumber on the old home is in great shape and could be repurposed to construct a new dwelling at the same site. A fireplace, and several rooms are noted which are still in good shape. Several majestic 200- to 300-year-old Live Oaks are present on site. A windmill and cistern also are present. Railcars that were built in 1917 function as storage sites surrounded by fenced paddocks. The home is located on nearly 3000 feet of Pompey Creek, which is a seasonal creek which traverses the property. Over 100 pecan trees are noted along the creek which have recently been trimmed. The pecan trees can be outsourced to individuals who will manage the pecan crop for part of the proceeds. Lots of Whitetail deer, turkeys and other game are often noted along the creek. Approximately 30 acres of a fenced small grain pasture exists on the northern section of the Ranch. Two elevated deer blinds are on the northern edge of the wheat field. The opportunity for custom farming exists on the cultivated wheat fields to where the owner does not have to invest in tractors and other equipment. The operator could plant a profitable crop in the summer, Sudan or Milo, in return for planning a wheat crop in early winter for game or livestock at no charge to the landowner. The old homestead is located close to Electricity source made available to the property owner by Comanche Electric Co-Op. High-speed buried Internet cable is also available by Central Texas telephone if so desired. The Ranch consists of 99.6 acres. Deed Restrictions and Road Maintenance agreements are available all Oak Ridge Ranches to help maintain property value. The Noble Research Institute in Ardmore, Oklahoma is available for management advice at no cost to the Ranch owner. A $6000 fencing allowance is available to the purchaser of tracks C at closing which could help to offset the cost of fencing approximately 2261 feet of possible fencing on Ranch C. The individual ranch owner can select either wildlife or agricultural property tax exemptions as they apply for an exemption after closing.
