This ranch is out of an old family ranch known as the Gutzeit Ranch founded in the late 1800's. The ranch is being offered for the first time in over 120 years by a descendant of the original owners. The property is an attractive long and narrow sandy ranch with beautiful live oak trees within 30 minutes of downtown San Antonio and minutes from Floresville.

Location - 22 miles southeast of downtown San Antonio between the communities of Elmendorf and Floresville along F.M. 1303 The ranch has approximately 1,203 feet or .228 mile of direct insurable asphalt paved FM road frontage.

Land Features - The ranch has level to gently rolling land with 434 to 515 elevations. Mariana Creek bisects the southern portion of the property. This dry creek is an oak lined drainage. There are several drainages on the ranch which are the locations of the stock tanks. Much of the land has sandy soils. These soils provide are productive and conducive for a diverse plant tree community desired in this area of South Texas. Portions of this ranch in the sandy soils were once farmed in peanuts. Specific details regarding the soils are referenced on the soils map. The drainage areas likely have clay soils which hold water.

Vegetation - The property is rolling with mostly sandy land with a mix of open and wooded pastures with a good cover of native brush and trees. Portions of the property are former open cropland farmed in peanuts. Most types of South Texas tree and brush species growing in sandy soils are found on the property with the heaviest vegetation and trees in the deeper soils. The ranch has large heritage live oak trees as well as post oaks, black jacks, hickory, mesquite, huisache and native brush. Native brush desired by wildlife for habitat and nutrition includes mesquite with underbrush such granjeno, sour ash, lime prickly ash, whitebrush, agarita, wild persimmon, prickly pear and tasajillo. The ranch has a good cover of native grasses in the more open areas. The ranch has an estimated stocking rate of approximately 15-20 mother cows.

Water Features - There are two good size stock tanks and several smaller ones. There is a shallow, hand dug water well operated by a generator. The generator is owned by the grazing tenant. Picosa Water Supply Corporation (PWSC) rural water is along the north side of FM 1303 across from the property. According to PWSC, there is a 2" waterline in proximity to the property that becomes larger to the west along F.M. 1303 at County Road 122.

Fencing and Livestock Facilities - The property has mostly typical standard height five strand barbed wire fencing in varying condition. The east side of the property is unfenced. The property is operated for cattle grazing with a neighbor. There is a set of wood rail livestock corrals midway towards the lower end. A small set catch pens are just south of F.M. 1303.

Ranch Improvements - None

Hazards and Detriments - Small area of flood potential along Mariana Creek and other the drainages. The drainages serve as the location of the stock tanks. There are many well elevated building sites north of any floodplain. There are no pipeline right of ways or electric transmission lines. There is no oil and gas production.

Wildlife - Good area near the San Antonio River with good native game including whitetail deer, wild turkeys, dove, quail, varmints, wild hogs and seasonal waterfowl, etc.
