Located in far southern Clay County on the Jack County line, this 218.7 +/- acre ranch is easy to access and very private. A beautiful property, it has 70 of elevation change across it, oak trees, grass meadows and pastures, and loads of wildlife. It has been in the same family for over 50 years and is now being offered for the first time on the market!
Harvill Ranch sits halfway between Henrietta and Jacksboro, a 15-20 minute drive to either town. It has frontage on Highway 148 on its west side, and Sparkman Lane on its east. With the bulk of this ranch having frontage along these roads, its perfect for dividing into building tracts or smaller parcels.
The land has slight roll to it going from north to south, with a small elevated flat in the middle of it. This part of the ranch is hidden from the road by trees and would be ideal for building a ranch home or weekend cabin. A deer camp is currently set up here, with utilities in place. Around 150 acres is on top in the north part of the ranch with all the road frontage, then the remaining 65 +/- acres rolls off to the bottom (see map).
Lots of trees and thick grasses cover the landscape, including mature post oaks, hackberries, just the right amount of mesquites and few cedars. A mix of native grasses, including bluestem and coastal, allow for great natural browse and grazing for livestock. No cattle have been on the ranch in three years, so the pastures are all in excellent condition.
While there are no cross fences, four defined fields in the north part create perfect wildlife staging areas (23, 15, 10 & 6 acres). These fields allow ready places to till and install food plots.
Two ponds are on the north end, and one on the south. In a rocky ravine in the north end is a seasonal creek as well, which feeds the two north ponds.
The current owner and a few select friends have enjoyed this property for years, taking only select bucks and trophies each season. The natural vegetation alone is perfect for whitetails, allowing deer to get lots of protein from acorns and mesquite beans. Corn and protein have been fed year around by the hunters, and theyve consistently seen strong numbers of bucks (up to a 11 at a feeder at one time) & does, as well as turkey and pigs. Some bobwhites reside here too.
The ponds are good for dove hunting in the fall. With the potential to cultivate the fields referenced above, you could grow winter wheat for deer, sunflowers for birds, or a myriad of other crops. Most of the land on the north side are sandy loam soils, Class 3e, conducive for small grain crops and various grasses.
The deer camp has electricity (220 amp) and a septic tank in place. The septic system consists of two 500 gallon concrete tanks and 200 of lateral lines. There are several RV pads, each with their own electric hook-ups.
A water well was drilled in the northwest corner of the property by the road about 3300 away from the deer camp. This well is 180 and has clean water, per tests reports. The well will produce 20 gpm and has a 10 gpm pump on it, capable of pumping it to the deer camp below, if you wanted to run a line down to it. (The owner had test drilled a well at the camp, and while he hit water, it needed a reverse osmosis system to clean it up, so he plugged the well and drilled in the other well, which doesnt need any system on it.)
The ranch has perimeter barbed wire fences, about three miles total. It has an ag use tax exemption in place too.
No minerals are available with this sale. There is no production on the land.
