This 165.96 +/- acres is located just 3.5 miles northeast of Paducah, in Cottle County, TX, within a 3.5-4 hr drive from DFW metroplex. It is all native pasture with big trees through out, a fenced perimeter and county road frontage!

The property has a lot of character and privacy, with large hardwoods along its north, west and south borders. Through the middle of the property are scattered mesquites, wild plum thickets and tall grasses. In the north half is 20 acre block of cottonwoods that makes a perfect staging area! A wet weather creek runs through this area too, providing a potential location to build a pond (no surface water is currently on the land). The land is mostly flat, with a gentle roll across it.

Ground water shouldnt be too difficult to obtain here, and the north neighbor has a water well just off of the border. The land is ag exempt for taxes.
