A dam could be built off this creek wash on the north end to create another large body of water.
About 50% of this land is rougher break country and 50% is sandy loam soil. Some of the soils on the northwest part are class 2e and would be conducive to growing wheat or oats, if you wanted to install a food plot. The land has been hunted in the past by tenants; the lease will end on August 31, 2020. It has really good neighbors around it, including a 1,000+ acre ranch on its west side. There is only one place between this one and the river. The whole property has dense mesquites and juniper cedars, with some hackberry trees and chinaberry motts on the north side.

A fence is around its perimeter. Electricity can be accessed at the road on the east side.
