A nice open area is situated in the front of the property, covering about 15 acres. This area would are great for a home site, grazing or hay-cutting. Scattered oaks are located along the southern boundary, with some great grass in this area as well.

This tract is approximately 40% wooded with thick elms, post oaks, mesquites, and some live oaks as well. Two small ponds are in place and work well for livestock and wildlife. Numerous trails run through this wooded area, making it great for trail riding with horses or ATVs or getting to your favorite hunting spot. Plentiful deer and hogs frequent the wooded areas and have rarely been pressured over the years.

The rear of the property has a hay field of about 40 acres in size. This area has been cut for hay for many years, and is mostly native grasses. A small wet-weather creek runs through this area and feeds into the wooded area along Bear creek that forms the northern boundary. Bear Creek is a larger wet-weather creek. This rear hayfield area also has some great elevation change, as the back of the property slowly drops some 50' from a hill top down to Bear creek. A total of 80' of elevation change occurs between the county road and the creek!

Ag exemption in place. Fencing will be needed along the southern boundary. Access is off of CR 208A, which dead ends in front of the property. A new gate will be needed for access off of the county road. Water line and power are in the area.
