Improvements: the ranch house has the bones to become a charming hill country home. A portion of the home is historic and built completely out of stone. The barn/garage is a tinkerer's dream. Consisting of 3,000 sqft of indoor work and storage space and a lean to covering 2,060 sqft, this barn is capable of housing a variety of equipment, tools and automobiles. This barn/garage could be used for restoring automobiles, tinkering, large equipment storage and a variety of other work shop activities. The southern face of the barn is equipped with a loading dock and ramp while the north face of the barn also has a ramp with a large metal roll up door.

Wildlife & Habitat: The ranch is home to populations of white-tailed deer, turkey, axis, dove, and feral hog plus other free ranging exotics. A wet weather creek that traverses through the middle of the ranch provides adequate habitat benefitting the wildlife. These benefits include excellent forage, thermal cover and a great wildlife travel corridor.

Water: The ranch has one operating domestic water well with an electric submersible pump. In addition the ranch has a very well placed water catchment system catching all the runoff from the 5,060 sqft barn. In the center of the property, down in the bottom country is a pond that catches run off from the wet weather creek providing water for the wildlife and livestock.

Other: There is an elongated outparcel located at the southeast portion of the site which is reportedly a cemetery. However, in our recent visit we could not find any sign of a cemetery.

Electricity: The ranch is well serviced by electric service lines.
