Location: The ranch is located 10 miles south of Gonzales, TX fronting HWY 183 for just over 1 mile. The ranch is 1 hour and 15 minutes from San Antonio and Austin, and 2 hours and 15 minutes from Houston.
Habitat: The Cripple Creek Ranch is located on the border of the Post Oak Savannah and South Texas plains ecoregions. Given the location and soil types, the property has a fantastic mix of beautiful oak and elm lined drainages, several desirable mixed brush species and mature mesquites. Freeman creek and another small tributary traverse the property providing ample cover for the game species. The property is mostly wooded with some open areas where hunting blinds and feeders are placed. When you leave the hardwood lined creek systems, you will get the south Texas feel of scattered mixed brush and mesquite with the occasional large oaks, hackberries and elms.
The trees and woody species on the ranch are composed primarily of Post Oak, Live oak, Blackjack Oak, Cedar Elm, Mesquite, Persimmon, Lote Bush, Coma, and Granjeno, while the dominant grass species on the ranch are buffalograss, lovegrass, a variety of bluestem, Texas and hairy grama, and dropseed. Although the property is utilized primarily for wildlife management and recreation, this ranch has great forage potential for cattle and a small set of working pens in the 40 acre trap on the north end of the ranch. The topography of the ranch is gradually sloping west to east towards the Guadalupe River bottom east of the property.
Wildlife: This ranch has been managed under the MLD level 3 program with Texas Parks and Wildlife since 2007 when the high fence was built. In the early stages of the management plan there were 6 breeding pens built to support improved genetics on the ranch. The offspring of the breeding facility were released while the ranch was being culled of non-desirable bucks. The result of this plan has proven itself growing trophy deer over 200 with the largest buck scoring nearly 240. In 2016 the deer were released from the breeding facility and the ranch is operating naturally. The pens are still in great condition with shelters and water and could be put back to use immediately after gaining a new breeding permit. The ranch has a population of 1 deer per 5 acres and a ratio of 1 buck to 3 does. There are 7 protein feeders that run year round and 7 corn feeders that run from September to February.
Along with the whitetail population, there are roughly 35 axis deer and 10 blackbuck antelope. The Axis bucks are excellent trophy quality animals with bucks that have reached almost 40. Locally, this area has quality dove hunting and this ranch has great tanks for an evening shoot.
The ponds on the ranch have been stocked with bass, red ear sunfish and catfish offering fun fishing opportunities year round.
Improvements: Spanning 5,000 square feet, this two story lodge was built in 2010. The spacious master bedroom sits downstairs overlooking the manicured lawn and pool area. Also downstairs you will find a high ceilinged living room open to the island kitchen design, a gun room with safe and an office as well as the second bedroom with private bath. Taking the beautiful wooden staircase upstairs you will enter the landing/tv area surrounded by 2 oversized bedrooms each with private bathrooms. Attached the lodge is a large multi car covered carport with plenty of cabinet space. The house has a 1,000 gallon septic tank and a 500 gallon in ground propane tank. A new roof was put on the main lodge in 2016 because of hail damage.
Out the back door you will find a swimming pool sitting next to a large waterfall with a covered seating area. The lighted waterfall and back porch are beautiful at night. You can also enjoy the cool nights by the outdoor fireplace steps away from pool.
Across the parking lot from the lodge is an enclosed shop area for tools, parking equipment and working out of the weather. There is also a screened in game cleaning facility with walk in 6x8 cooler.
There is covered parking bay area for larger equipment containing a tractor, 8 shredder, a zero turn lawn mower and 2 Kawasaki Mules and a 2006 K2500 44 long bed truck all of which all will convey.
The road from the entrance is paved to the house and shop area while the rest of the roads on the ranch are well maintained and mowed at all times. There is roughly 3.8 miles of exterior high fence all in excellent shape. The entire fence line can be driven and is kept sprayed and cleared of brush and debris. There are 5 water gaps strategically engineered 3 of which have concrete slabs.
Water: The ranch has 1 water well set at 330 piping water to 2 of the 4 tanks. The other two tanks are were dug deep and have not been dry in the current ownership. The lodge hooked up to city water.
Electricity: Electricity can be found throughout the property to the house and several other locations on the ranch.
Minerals: No minerals will convey. It is important to note that a surface use agreement was written and will convey guaranteeing that no wells can be placed in the interior of the ranch.
