The Hoyt River Ranch is an exceptional recreational and agricultural ranch with over two miles of the Leona River and is located between Uvalde and Batesville. With rolling hills covered in excellent south Texas brush and rich river bottom soils, the ranch includes excellent groundwater resources and a unique historic home built near the banks of the river. Location: The ranch is located 10 miles south of Uvalde along the east side of FM 117. The ranch contains 802 acres in Uvalde County and 3,421 acres in Zavala County.
The Land: The ranch features rolling hills falling off into the Leona River Valley. In addition to the Leona River drainage on the eastern side, the ranch is traversed by Camp Lake Sough across it western portions, providing additional wildlife habitat, corridors and south Texas bottom country. There are almost 100 of relief on the property offering beautiful views of the surrounding countryside. The majority of the ranch is classic south Texas brush with large Live Oaks and Bull Mesquites along the river and creek bottoms. Soils include significant amounts of red dirt sandy loams, some gravel ridge areas and some areas of heavier soils. The river bottom is deeper alluvial soils with large Live Oaks, Bull Mesquites, Pecans and other large trees along the rivers edge.
Wildlife: The ranch has large areas of high quality native brush and rangelands, providing food and shelter for white-tailed deer, quail (both Bobwhite and Scaled), dove, Rio Grande Turkey, Javelina, Feral Hogs and predators. Turkey numbers are impressive given the ranchs location along a river. This ranch has excellent soils and brush interspersed just right for excellent quail production. The ability to plant irrigated food plots to attract doves in the river bottom pastures should provide tremendous dove hunting with many farms in the vicinity. During normal times, the river has many deep holes with plenty of fish.
Improvements: The headquarters compound is anchored by the historic main house. The home, still being lived in today, was built in the 1930s by T.P. Lee. The home is over 5,000 sq. ft. with 4 plus bedrooms, 3.5 baths and several fireplaces. An absolutely beautiful historic home surrounded by some of the most majestic Live Oaks in Texas. In addition, there is another home of approximately 1,500 sq. ft., a separate office, a 3 car garage with an apartment and seven one room bungalows for guests and other uses.
Also at the headquarters compound are multiple barns, a shop, carports, sheds, cattle pens, horse facilities and dog kennels.
Nearby, but away from the HQ compound, is another home, carport and RV hookups used by lease hunters.
A large portion of the ranch is high fenced; the river bottom pastures and a couple of other perimeter pastures are not.
Interior roads on the ranch are generally in very good condition.
Water: There are three operational irrigation wells in the Leona Gravel formation, which are believed to produce 700 gpm to over 1,200 gpm, two smaller domestic wells with submersibles, three windmills and two older Carrizo irrigation wells (status unknown). There are over 2 miles of underground piping to keep the ranch well watered. The groundwater availability in this area offers water development potential.
Electricity: Electricity is available in several different portions of the ranch.
History: The current owners have lived on, ranched and owned the ranch since 1973; having purchased the ranch from one of the heirs of, famed Texas Oilman T.P. Lee, who developed the ranch as part of the extensive T.P. Lee Ranch holdings in the area, once encompassing over 30,000 acres.
