LOCATION: The ranch is located on the west side of State Hwy 304, 3 miles south of Hwy 71, on the western edge of Bastrop, TX. Downtown Austin is just a short 30 miles away and Austin-Bergstrom International Airport is even closer. The new toll road 130 makes traveling north or south an 80 mph cruise.
GENERAL: The sellers have owned the Toro Plata Creekside Ranch since the 1970's and have recently elected to sell the creekside pasture on the west side of State Hwy 304. This is a great working cattle ranch with fantastic, coastal, bermuda-grass pastures, good fencing, working pens, great hay production, strong sandy loam soils, and shallow underground water. When the water well was drilled in 2004, it had a static water level of 57', which generates enough for the required livestock needs. The western boundary is Cedar Creek, a deep flowing, live creek that provides great habitat for deer, turkey, hogs and waterfowl. Tree cover consists of Live Oak, Hickory, Elm, Mesquite and Yaupon thickets.
WATER: One of the highlights of the ranch is a world-class bass lake stocked in 2000. The lake is maintained by a strong water well during drought. Ten pound native Texas bass are not uncommon. The 2 1/2 acre lake is deep and clear with excellent vegetation. The constant-flowing Cedar Creek forms the western boundary. Underground water is very strong with the a well drilled in 2004, equipped with a 5HP submergible pump. Aqua Source is the local community water supplier and runs the entire length of the property at the highway. A water meter tap is available.
DEVELOPMENT POTENTIAL: This ranch is a prime candidate for a residential development opportunity. Good topography, paved highway frontage, community water service, natural gas available, Pedernales Electric and location make this a prime development candidate now or a great land hold while maintaining a working cattle ranch and agricultural tax exemption.
FINANCIAL: $3,500,000. Possible owner financing with a strong down payment and qualified buyer. 25% of the mineral estate will be conveyed to Buyer at closing. An additional 25% may be purchased for additional price TBD. Listed exclusively by David O. Faust and shown by appointment only.
