Wildlife: Whitetail deer, Rio Grande turkey, feral hogs, dove, a few quail, coyotes, bobcats, and a variety of other animals and songbirds. This should be a good hunting property with a 2000+ acre neighbor to the north.
Cattle: Carrying capacity is approximately 1 animal unit per 25-35 acres. The property has not been overgrazed and is ready to be stocked. One stock tank can be found in each pasture.
Fencing: Perimeter fences are fair to excellent with one cross fence. Pastures are approximately 160 acres east with cross fence running north to south.
Utilities: Electricity is to the property and the Stephens County Special Utility District has a rural water line along FM 578. There is an older power line with wood poles and 2 lines running across the property. It isnt very noticeable and might be utilized for a future home depending on the location.
