Description: High Country Ranch is a quality and scenic rural property with magnificent views. Property has high overall elevations, good home building locations, hunting, grazing, and good neighbors.

Location: Located north of Breckenridge, TX approximately 6.5 miles with road frontage on FM 578 and County Road 273. There is 1+/- miles of total road frontage along High Country Ranch without much traffic.

Terrain: This property feels higher than most of the surrounding land creating distant views in numerous directions. There is 80 feet of elevation change from the high to low areas. The land varies from rolling, gentle hills to a rocky, rugged area in the NE part of the property.

Vegetation: Trees consist of mesquite, of live oak, post oak, and no cedar. Browse for wildlife is good with greenbriar, catclaw, and a mix other beneficial species. Grasses are all native and in excellent condition.

Water: Rural water runs along FM 578 in front of the property. Meters are expected to be available on this line in the near future. There are two stock ponds on the property. One is on the west side and very scenic surrounded by trees with nice water clarity. If it doesnt have fish then it needs to be stocked. The other tank is near the front of the property and is nice sized. It appears to fluctuate a little, but shouldnt go dry. There is a big rock in the back middle portion of the tank adding a little character.

Wildlife: Whitetail deer, Rio Grande turkey, feral hogs, dove, a few quail, coyotes, bobcats, and a variety of other animals and songbirds. This should be a good hunting property with a 2000+ acre neighbor to the north.

Cattle: Carrying capacity is approximately 1 animal unit per 25-35 acres. The property has not been overgrazed and is ready to be stocked. One stock tank can be found in each pasture.

Fencing: Perimeter fences are fair to excellent with one cross fence. Pastures are approximately 160 acres east with cross fence running north to south.

Utilities: Electricity is to the property and the Stephens County Special Utility District has a rural water line along FM 578. There is an older power line with wood poles and 2 lines running across the property. It isnt very noticeable and might be utilized for a future home depending on the location.

Directions: From Breckenridge, go north on Highway 183 towards Woodson. A couple miles north of town you will veer right onto FM 578. Go north until County Road 273 and then turn left (this is the SE corner of the property). The entrance will be the first gate on your right a little ways from FM 578.
