The Atascosa 250 Ranch is a fantastic recreational and agricultural property located between Jourdanton and Charlotte. The ranch has three tanks, diverse rangeland and wildlife oriented habitat components. It is modestly improved and is cross-fenced. Location: The ranch is located at 6472 Bluntzer Rd, about 3 miles east of Charlotte and some 6 miles WSW of Jourdanton. Conveniently, the ranch is only about a forty minute drive from downtown San Antonio.
The Atascosa 250 Ranchs rangeland and habitat are about 50-50 mature big native brush and more open grasslands/mesquites with ample forage for cattle. Several open areas can be easily used for food plots, if desired.
The mature native brush portion of the ranch includes a tributary of La Parita Creek. This wet weather creek and its beneficial riparian habitat benefit both wildlife and hunting opportunities.
The owner currently has a stocker operation and typically stocks with ~25 stockers plus three Longhorns, three horses and a burro. Livestock and working stock are not included in this offering.
The ranch has great wildlife populations offering hunting opportunities for white-tailed deer, turkey, feral hogs, dove, quail and varmints. Songbirds are present as well as other non-game species.
There are two elevated box blinds and 2 automatic feeders that will convey.
The pond adjacent to the headquarters is stocked with game fish and has the ability to be supplemented from the nearby well. A second pond also has bass and sunfish.
The ranch has modest but very usable improvements including a 3BR/2BA mobile home with a covered porch and surrounded by a fenced yard. The mobile home was purchased new in April, 2010.
Nearby are a 30x40 barn with a barndominium and porch. There is a covered shed on one side of the larger barn with a container for feed storage and the remainder used for ranch equipment.
There is also an older shed type barn in the HQ area.
The property is cross-fenced into three pastures for rotational cattle grazing with a set of working pens near the headquarters.
There is a good road system throughout the ranch and the perimeter and interior fences are in fair to excellent shape.
Water: There is one water well on the ranch that is located at the headquarters. The well services the mobile home and barn and a couple of nearby water troughs for livestock and wildlife
In addition, the water well can be used to supplement one of the three stock ponds on the ranch.

Minerals: 25% of the mineral estate is included as part of this offering. There is no mineral production or lease currently on the property although the ranch is in an area with Eagle Ford and other oil and gas activity.

History: Archeological evidence suggests that Indians of the Coahuiltecan language group occupied this region for several thousand years before the arrival of Spanish explorers in the sixteenth century. They survived by hunting and gathering until they were taught agriculture by the Spaniards, who also trained them in pottery, masonry, and carpentry skills. After the arrival of Europeans, most of these early residents succumbed to disease, intermarried, or were annihilated by Comanche and Apache invasions. Indians in Atascosa County after Anglo settlement began were primarily Lipan Apaches and Comanches, although by the late nineteenth century these, too, were virtually extinct (Source: Handbook of Texas Online).
