South of the Rock House is a professionally decorated headquarters house built in 2008 with 3 BR, 2.5B, living room with fireplace, dining room, breakfast nook, office space, and kitchen. The back porch includes an outdoor kitchen and entertainment area. The lavatories in the bath rooms came from the historic Shamrock Hotel in Houston. A hunters compound is located across the West Nueces and south of the headquarters. A huge metal high roof shed is a few feet away with lighted cleaning racks, water, and electricity. A glassed-in porch provides a night and day viewing of the prolific wildlife on the ranch that gathers around the feeder and water trough on the flat in front of the Hunters House.
Miles of good ranch roads make the entire ranch accessible.
There are five water wells equipped with two submersible pumps and three windmills. The water wells are spaced apart where livestock and wild game animals do not have to travel far to water. Numerous water troughs are on the ranch for game and livestock. Two miles of the west fork of the Nueces River bisects through the east part of the ranch. The West Nueces is a dry river bed, however, most of the time water remains in pools along the river bed. After heavy rains water flows along the river bed. At one time, the Kickapoo Indians lived on the ranch. Relics and arrowheads are scattered throughout the property.
The ranch is not leased for commercial hunting. There is an abundance of wild turkey, whitetail deer and axis deer, aoudad, Spanish goats, and mouflon sheep. It is not unusual to see whitetail, axis and wild turkey while driving around the ranch. A whitetail buck harvested from this ranch won the Edwards County big buck contest in 2008. Thirty-six whitetail deer from South Texas were released on the ranch four years ago. There are sixteen hunting blinds and feeders that remain with the sale of the ranch.
Most of the cedar has been removed from the ranch. The landscape is well manicured with miles of scenic beauty. Live Oak trees, native Pinion trees, persimmon, mountain laurel, and hackberry trees dot the landscape. Boot high grass cover the low hills. Psalm XXIII Ranch is an excellent combination livestock and hunting ranch. Montezuma Quail are also seen often on the ranch as well as an abundance of doves. In addition to electric service at the headquarter areas there is an electric line through part of the ranch.
Telephone service is provided by Southwest Texas Telephone Company in Rocksprings. Electric service is provided by Pedernales Electric Coop. Five T.V.s with DirecTV are in various buildings.
2015 Taxes were $1.94 per acre based on 1-d-1 Ag. Use valuation.
The owners believe they own 25% of the mineral interest and will convey one-half of the minerals they own. Note: There has not been a mineral title search on the 2434 acres.
Method of Sale:
The ranch sells turn-key. All deer blinds and deer feeders will remain with the sale of the ranch. Most of the home furnishings in home and other houses will remain with sale of the property. A few personal items from the residence will be removed prior to closing. A list of those items is available on request. The Sellers will furnish a Survey, an Owners Policy of Title Insurance and a General Warranty Deed.
