The entire perimeter is high fenced and the ranch has good numbers of whitetail, axis, and blackbuck. With easy paved access, excellent improvements, fantastic wildlife, and beautiful land features, this ranch will certainly turn some heads. Call us today to set up your very own private showing.

Location/Access: The ranch has paved access directly off of Hwy 83, just approximately 15 miles South of Junction and 50 miles West of Kerrville. The ranch sits in the well-known region of Western Kerr County, just North of the famous Y.O. Ranch and right across from the Y.O. ranchlands. From San Antonio, the ranch entrance is just an easy drive down Interstate 10 West and then South on Hwy 83, only taking about 1 hour and 45 minutes.

Land: The variety of topography and habitat packed into these 104 acres is really incredible. The ranch is highlighted by a gorgeous main valley running through the middle of it characterized by good soils, large oak mottes, and a wet weather creek. More dramatic topography on both the northeastern and southwestern sides of the ranch provide long range views and provide a secluded, protected feel for the ranch house. Recent cedar mulching has been done on a large portion of the ranch for aesthetics, while leaving plenty of excellent cover for the wildlife and allowing for the oak trees to thrive. The entire ranch is covered in beautiful oak trees and there are good internal trail systems to be able to drive all over.

Water: There are a couple wet weather ponds along the valley that provide great water for wildlife and a beautiful setting to watch from the front porch of the house. The ranch has one main water well near the main home that services all three residences. Supplemental water troughs are also on the ranch for the wildlife.

Wildlife/Hunting: The perimeter of the ranch has game fencing and the ranch has been stocked with a good number of blackbuck, axis, and whitetail. Strong whitetail genetics have been brought in and the results are clearly seen in the pictures. Animals may be negotiable depending on buyer preferences. The ranch has a number of blinds and feeders in place and the layout of the ranch allows you to maximize hunting setups.

Improvements: The ranch is completely turnkey and ready for entertaining, with a 3 bed, 2 bath main home, a rustic stone cabin, a hunters cabin, and large wood barn.
Main home: Beautiful custom built 2 story, 3 bedroom, 2 bath ranch home built in 2004-2005 that is approximately 2,427 sq. ft. (KCAD). The exterior is hill country rock with plenty of porch space and the interior possesses scored cement floors on the bottom story, grand high ceilings in the living room, and a beautiful stone fireplace. The master bedroom in on the first floor and has direct access to porch and a spacious master bathroom.
Stone cabin: This single room cabin will make you step back in time with big, thick rock walls and stories about it being built and used from YO ranch operations. It is one room, approximately 320+/- sq. ft., with two bunk beds, has a bathroom with shower, and an electric window unit for heat and cooling.
Hunters cabin: This cabin is approximately 666+/- sq. ft., and is one large room with a bath and shower, has a window unit for heating and cooling and is wood construction with a metal roof. It has a separate septic system but uses water from the main house well.
